About Beckett’s Ridge Homeowners Association

While the community was under development, the Beckett’s Ridge Homeowners Association’s governing Board was comprised of the community’s land developer, Centex Homes. In January 2002, the Beckett’s Ridge Homeowners Association was transitioned over to the residents and is now under resident control. When construction was completed in Beckett’s Ridge in Summer 2002, the Beckett’s Ridge Homeowners Association was approximately 218 members strong.

Difference Between Becketts Ridge Board of Directors and Charleston Management

Most neighborhoods are managed by a management company for which the community pays an annual fee. The duties of the management company are to accept annual fees, monitor properties for compliance with the covenants (and notify homeowners), receive, record, and forward to the BOD all architectural requests, among other relevant management duties. Our current management company is Charleston Management Corporation (https://www.charlestonmanagement.com). Therefore, if you have concerns, issues, or complaints, they should be directed to Charleston directly at info@charlestonmanagement.com (not the Board of Directors).

The Board of Directors (BOD), on the other hand, is a group of seven elected BR residents who volunteer to meet monthly to address issues of the community. For example, in the last year, the BOD revised the architectural guidelines and standards, updated entranceway landscaping, oversaw pond maintenance, repainted and replaced neighborhood sign posts, initiated a electronic speed study to learn how to manage speed for safety on BR streets, met with NC Solar to learn more about the application of solar energy in residential communities, and organized and hosted social events such as the annual yard sale and first annual cookie walk. In addition, the BR BOD seeks to serve as a conduit between the Town of Hillsborough and Beckett’s Ridge residents clarifying Town laws that apply to residences, sharing important opportunities, etc.

It is important to note, however, that although the BR BOD does approve architectural guidelines, work to establish a vibrant, healthy, financially sound, and safe community the BR BOD does not create policy, nor address individual complaints.
